Please ensure that you have read and understood these terms and conditions prior to booking.
ACCOMMODATION
Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The maximum number of guests is 10. Exceeding these numbers without the written consent of the owners may result in the renter having to vacate the property without any compensation. We reserve the right to refuse admittance to the property if this condition is not fulfilled.

ARRIVAL / DEPARTURES
The property is available from 4.00 pm on the day of arrival and must be vacated by 10 am on the day of departure. Late departures may incur an additional charge equivalent to one day’s accommodation.

BALANCE
The balance due on the booking is required 10 weeks before arrival. We will always try to send reminders to guests. If the booking is made less than 10 weeks before arrival, then the whole amount will be due at the time of booking.
We reserve the right to treat the booking as cancelled if we do not receive the full balance of payment by the due date, unless we have previously agreed in writing to an extension. In the case of non-payment on the due date, cancellation charges will apply.

The submission of the online booking form or the signing of a booking form by you as Party Leader confirms acceptance of the Terms and Conditions set out and shall be binding on you and all the persons in your party. A booking will only be secured on receipt of the deposit and a completed booking form. Only the persons named on the booking form will be permitted to stay in the property. The signatory to the booking form must be at least 25 years of age.

NEIGHBOURLY CONDUCT
Guests should occupy the property in a responsible and dignified manner. Please act courteously towards neighbours, keep noise to a minimum (especially between 9 pm and 9 am), and respect the community's quiet enjoyment. Excessive noise may result in intervention by security or local authorities and possible eviction without refund.

CANCELLATION
Cancellations must be notified in writing. The following charges will apply:

- More than 70 days prior: full deposit
- 49–70 days prior: 50% of the full rental amount
- 29–48 days prior: 75% of the full rental amount
- 28 days or less prior: 100% of the full rental amount
DEPOSIT
A non-refundable booking deposit of US$275 or £150 per week (or part week) is required with the completed booking form.

LIABILITY
The owners and management accept no liability for death, injury, loss, or damage to persons or property. Guests use the pool and spa at their own risk. Children under 18 must be supervised at all times.

OTHER IMPORTANT CONDITIONS
- No pets allowed
- Non-smoking villa (inside and outside)
- Full travel insurance is strongly recommended
- Minimum stay 4 nights (short stays incur an extra cleaning fee)
- Florida climate note: insects are common in a tropical environment — regular cleaning helps reduce them
